Oppidan Investment Company is in the process of developing plans for phase II of their project located at 3939 & 3941 E. 46th St.

Development Details:

  • 5 story multi-family building
  • 141 Units
  • Market Rate with 8% affordable units 
  • Unit Mix: Alcove, 1-Beds, & 2-Beds
  • Parking: 125 Parking Stalls
  • Timing: Spring 2021 Ground Breaking

Potential Land Use Application/Regulatory Requests:

  • Conditional Use Permit required for 5 Stories (building is under the 56ft max allowable height but over 4 stories)
  • Front Yard Setback Exception, 23’ vs. 8’ from Property Line
  • Rear Yard Setback Deviation, 10’ vs. 13’ from Property Line/ Alley.

LCC will hold a community meeting regarding this project in late summer/early fall, prior to the City Planning Commission Public Hearing.
