Development Community Meeting – Holiday Gas Station – 46th & Hiawatha Ave.

Join us for a virtual community meeting with Holiday Station Stores LLC, to discuss their plans for the reconstruction of the Holiday gas station located at 4601 Hiawatha Avenue. The project includes a larger convenience store located at the corner of 46th and Hiawatha Ave. and car wash with expanded services.

The meeting will feature a presentation, Q & A and community vote, which will be conducted through an online survey. The vote will determine whether LCC provides a letter of support, conditional support or non-support to the City Planning Commission regarding the developers land use requests listed below.

Land use application requests:

  • Conditional Use Permit for a dynamic sign.
  • Variance to allow a curb cut wider than 35 feet between the site and frontage road.
  • Approval of an Expansion and Alteration of a Nonconforming Use, due to project being located in a C3A and Pedestrian Oriented Overlay District.
  • Site Plan Review.

Public Hearing Notice – RS Eden Multi-family Development – 4527 Hiawatha Ave.

NOTICE OF A PUBLIC HEARING

Michelle Baltus Pribyl with LHB, on behalf of Lois Mueller with RS Eden, has submitted the following land use applications for the property located at 4527 Hiawatha Ave:

  • Conditional use permit to increase the height of the building.
  • Variance to reduce the minimum off-street parking requirement.
  • Variance of the building placement standards in the PO Pedestrian Oriented Overlay District.
  • Site plan review for a new 81-unit residential building with approximately 2,550 square feet of ground floor office space.

The City Planning Commission will meet on Monday, July 20, 2020, at 4:30 p.m. During the declared local public health emergency, Minneapolis has transitioned to an electronic format for its public meetings and hearings, authorized under Minn. Stat. Section 13D.021, to minimize the risk of exposure to or potential spread of COVID-19.
