Development Review Community Meeting – 3320 East 41st St. Redevelopment Proposal

Location: Longfellow Park Recreation Center – 3435 36th Ave S. 

Join us for a presentation and Q & A with Friendship Academy of the Arts and FAA Building Company on their redevelopment proposal for the building located at 3320 East 41st Street.

Friendship Academy of the Arts is pursuing the acquisition and redevelopment of the building for a second school campus, which would serve roughly 350 2nd through 8th grade students.

The proposed redevelopment will include predominantly interior renovations to accommodate office and classroom spaces, gymnasium, and cafeteria spaces. The redevelopment will also include 30 parking stalls, bicycle parking, improved green space, stormwater management, drop off areas to accommodate traffic flow, and landscaping to screen and beautify the space.

The full land use application for this project will be posted as soon as it becomes available.

A community vote will be held at the conclusion of the meeting, on whether to issue a letter in support of the schools land use application to the Minneapolis City Planning Commission.

Notice of Public Hearing – 4721 & 4737 Minnehaha Ave – Former Greg’s Auto Site

Purpose: Lydia Major of LHB Corp, on behalf of Beth Pfeifer, has filed the following land use applications for the property located at 4721 & 4737 Minnehaha Ave:

  • Rezoning the property at 4721 Minnehaha Ave from R2B to OR2.
  • Rezoning the property at 4737 Minnehaha Ave from C1 to OR2.
  • Variance to reduce the minimum front yard requirement along Minnehaha Ave.
  • Variance to reduce minimum interior side yard along the north property line.
  • Variance to reduce the rear yard requirement to allow patios that exceed the maximum size in a required yard.
  • Variance to the south corner side yard along Nawadaha Blvd to allow retaining wall that does not retain natural grade.
  • Site plan review for a new four-story residential building with 26 dwelling units.
